In the bustling city of Macau, the hospitality sector continues to navigate through fluctuating market conditions. A significant trend observed in March 2024 was the ongoing decline in the average nightly rate for five-star hotel accommodations. This marks the ninth consecutive month of year-on-year decrease, signaling a persistent challenge within the luxury segment of Macau's hotel industry.
The average cost of a five-star hotel room in Macau for March 2024 was recorded at MOP1,446.5, which translates to approximately US$181.0. This figure represents a substantial year-on-year drop of 12.7% from the MOP1,657.1 charged in the same month of the previous year. The data, sourced from the Macau Hotel Association and published by the Macao Government Tourism Office (MGTO), highlights a continuing downward trend that began in July 2024.
When examined on a month-to-month basis, the rate for March showed an 8.6% decrease from February's MOP1,581.8. This sequential decline further underscores the challenges faced by the high-end hotel market in maintaining stable pricing amidst varying demand.
The Macau Hotel Association, comprising 47 member hotels, includes 26 five-star establishments, most of which are integrated within casino resort complexes. The remaining members fall into the four- and three-star categories. Despite the decline in five-star rates, the average room rate across all tiers of hotels in the association saw a 9.7% year-on-year decrease, settling at MOP1,287.1 in March.
Despite the falling rates, the occupancy rate for five-star hotels in Macau reached a robust 94.7% in March 2024, marking an increase of 4.8 percentage points from the previous year. This suggests a high demand for luxury accommodations, even as prices fall. The overall occupancy rate across all hotel categories (three-, four-, and five-star) was slightly lower at 93.9%, yet still showed a year-on-year improvement of 4.7 percentage points.
Post-Covid-19 travel restrictions easing in January 2023 led to a peak in five-star hotel rates among the association's properties, reaching MOP1,766.9 by December of that year. This peak highlights the volatility in the market and the impact of external factors on pricing and demand.
Five-star accommodations continue to dominate Macau's hotel market, with 24,900 such rooms accounting for 58.5% of the city's total 42,600 hotel rooms as of February. However, this number represents an 11.1% decrease from the same month in 2024. The average occupancy for five-star hotels in February was reported at 93.6%, with guests staying an average of 1.8 nights.
